Modern office setting Food provided United Construction Company is currently seeking a Superintendent to be responsible for the safety, scheduling coordination and supervision for the execution of all field related work to ensure a quality-built project while maintaining or improving the projected fee, within the terms of the contract documents.

REQUIRED CERTIFICATES, LICENSES, REGISTRATIONS:
Must have or be able to obtain California driver's license, must have a current OSHA 30-hour card on file, must be current in CPR and First Aid training with documentation on file.
DUTIES AND
Responsibilities:
CUSTOMER SERVICE Represent the company in a professional manner with Customers, Designers, Vendors and Stakeholders.
Build, retain and maintain successful customer and other business relationships as required for the company.
Promote and assist in obtaining profitable work for the company.
Assist in the preparation of presentations and interviews and participate in interviews when needed.
Assist in the assembly of RFQ/RFP proposals and presentations as requested.
CONTRACT RESPONSIBILITY Thoroughly review and understand the project specifications and contract drawings Read the Owner agreement to understand all requirements and obligations required for the assigned project including but not limited to; contractual completion date, phasing, early turn over, reporting, etc.
Assist in the preparation of each subcontract agreement by providing input on the coordination items that are required to be included in the agreements.
Read each subcontract agreement and purchase order to understand all commitments and obligations of each subcontractor and/or vendor.
Ensure compliance with all terms and requirements of owner, subcontractor and consultant agreements.
Ensure all required notices, reports, services, etc.
are issued in a timely and accurate manner.
COMMUNICATIONS Provide close communication and interaction with all internal personnel/groups, 3rd party architectural and engineering consultants, governmental agencies, material vendors, subcontractors and customers.
Attend and participate in all weekly owner meetings as scheduled.
Schedule and chair weekly subcontractor meetings.
QUALITY CONTROL Assist the project manager in the development and implementation of a quality assurance program in accordance with the contract documents, Owner expectations, company procedures and industry standards.
Review approved shop drawings and submittals to ensure work put in place meets the approved contract documents.
Inspect work on a regular basis to ensure that workmanship and materials conforms to the drawings, specifications and approved shop drawings and submittals.
SCHEDULING Prepare construction schedules in enough detail to ensure sequencing of all activities will meet the required completion date.
Coordinate with the project manager to ensure time frames are coordinated with the purchasing process, submittal/shop drawing process and lead times to ensure the project will meet the required completion date.
Update schedules on a regular basis and as required by the contract that show actual progress and forecasted activities to ensure the project is completed within the contractual completion date.
Track impacts to the schedule and update accordingly and/or provide recovery schedule.
Enforce subcontracts, contract purchase orders, change orders and work orders in relation to the schedule.
SAFETY Establish and enforce, in conjunction with the construction manager and project manager, a specific jobsite safety plan.
Enforce safe working conditions on the jobsite ensuring it's in compliance with appropriate governmental safety standards.
Enforce all safety policies as required in the company's policies and procedures.
The superintendent is authorized and required to halt unsafe operations immediately that are observed.
FINANCIAL MANAGEMENT Schedule work to improve the quality and not impact the cost of the project.
Review and understand the project budget to ensure jobsite purchases of materials and equipment rental are a part of the budget.
Obtain approval from project manager before making any purchases directly for the jobsite and project.
Adhere to all field accounting policies and procedures.
Ensure adherence to budget.
Enforce all terms and conditions in contracts/purchase orders with subcontractors and vendors.
Confirm all material that has been ordered and reconcile what was delivered to the project.
Understand all job costs allocated to the project.
Review design phase and construction phase documents for conformance with the budget and schedule.
Assist in the review and analysis of subcontractor bid results to determine low responsible bidder.
REPORTING Inform management, ownership and other affected parties of material issues on a timely basis.
Prepare reports as required by the owner agreement or the company policies and procedures.
CLOSE-OUT AND WARRANTY Effect close-out procedure in accordance with the contract documents and in compliance with procedures outlined in the company policies and procedures.
Ensure as-built drawings are maintained throughout the project in enough detail to allow documents to be updated and submitted to the owner.
Turn the as-built drawings in to the project administrator immediately upon the completion of the project.
Ensure the punch list is complete and acknowledged by the Owner in a timely manner but no later than the required dates included in the owner agreement.
Work with the project manager in resolving following up to ensure that warranty items are resolved promptly on assigned projects that are completed.
COMPUTER SKILLS Working knowledge of Microsoft Office software, including but not limited to Word, Excel and PowerPoint Working knowledge of Microsoft Project scheduling software Ability to learn and effectively operate Procoreand Bluebeam LANGUAGE SKILLS Ability to read, analyze, and interpret building plans and specifications, contracts, common scientific and technical journals, financial reports, and legal documents Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community Possess the ability to read and interpret documents such as RFQ's/RFP's and Company Policies and Procedure Manual Ability to write routine and non-routine reports, correspondence and to effectively speak with customers and employees of the Company The ability to write business letters for assigned projects Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.
MATHEMATICAL SKILLS Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
REASONING ABILITY Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
ACCOUNTING SKILLS Ability to work with job cost and Work-In-Progress accounting methods, job cost projections, variance calculations and project fee calculations.
LEGAL SKILLS Understanding of construction law, State Statutes and other Federal, State and Local regulations, ability to read and interpret legal documents, contracts and familiarity with insurance laws and policies.
