Position SummaryThe Maintenance Supervisor assists the Asset Manager with the day-to-day maintenance operations of one or more of SNRHA's conventional Public Housing developments.
The Maintenance Supervisor is a working supervisor, which is responsible for the overall physical aspect of the property they are assigned.
The incumbent is responsible for training, assigning, and supervising all maintenance staff assigned to the property, monitors and performing preventative maintenance projects for all housing units, multi-family complexes, and commercial facilities, manages and responding to resident maintenance issues and repairs and processes weekly and monthly reports all while meeting and maintaining agency standards, department occupancy, and financial goals.
Duties and Responsibilities Perform repairs and is typically a hands-on supervisor.
Skilled in carpentry, plumbing, painting, electrical, HVAC, masonry, drywall repairs, fencing repairs, concrete repairs, and appliance repairs.
Complete turnovers, rehabs, and work orders in apartments and common areas.
Set up and operates appropriate equipment, machines, and tools.
Schedule, report, preventive maintenance, and order necessary supplies to comply with the Authority's Preventative Maintenance Program.
Identify and report any problems to the Asset Manager.
Assist in implementing, and monitoring agency and site goals, policies, and objectives.
This includes but is not limited to the review of monthly expenses.
Interview, train, and develop a competent team; responsibly delegate appropriate duties and monitor individual performance; identify the need for employee coaching and counseling and implement such action with the assistance of the asset manager or maintenance superintendent.
Review and understand the monthly financial report, especially maintenance-related categories; assist in writing reports on maintenance-related variances; maintain the appropriate level relative to budget; use purchase orders appropriately.
Walk the property per the established schedule to identify immediate and long-term repairs and actual/potential risk repairs; ensure high quality of curb appeal.
Review work orders performed by others to ensure they are correct and in compliance, materials added, and orders are complete.
Oversee contractors to assure quality and timely performance.
Schedule emergency maintenance coverage, turnovers, rehabs, and service requests; ensure a 24-hour response time to service requests; communicate repair status to residents and/or asset manager, and operations director.
Educate staff on OSHA and MSDS requirements, and assure adherence to corporate safety requirements including; conducting timely safety meetings; maintaining required safety documentation; and ensuring maintenance and common area equipment are functional and safe.
Monitor and maintain an adequate inventory of materials, supplies, and equipment for preventative maintenance and other repairs as needed in the development.
Monitor specialized contracts for services performed in assigned facilities and developments; identify contract violations and service problems; report contract violations to the asset manager.
Maintain tool lists, appliance inventories, and other paperwork necessary for the proper completion of all maintenance work as required.
Assure that pest control procedures are followed as required.

Minimum QualificationsApplicants who meet minimum qualifications may be further considered for this position.
Applicants should possess the following:
Four (4) years of relevant experience in residential building and/or facilities maintenance.
One (1) year prior experience in a lead or supervisory role.
HVAC Certification required, EPA Universal Type I and II required.
Valid Nevada State-issued Driver's License and a Satisfactory driving record.
Excellent communication, conflict resolution, negotiation, problem-solving, crisis management, and organizational skills.
Preferred QualificationsPreference may be given to applicants who possess the following:
High School Diploma or GED.
Bilingual skills (English/Spanish).
Experience working with a housing authority, governmental agency, or property management firm.
Experience working with vulnerable populations.
Experience working with multiple properties simultaneously.
