Assistant Property Manager

The Assistant Property Manager is a member of the Property Management department and provides direct support and management over single family rental homes and the residents who occupy them in a specific Haven operation. Assistant Property Managers are involved in all aspects of field-level property management, included but not limited to showings, application processing, rent collections, resident inquires and general management of the resident experience.

ESSENTIAL FUNCTIONS
Conducts initial property inspections on all newly internalized rental homes in assigned region
Occasional follow up required with resident on HOA violations and/or citations communicated by the corporate administration office
Process Application paperwork including screening, verifications and coordinate lease signatures
Enter all applicants into Yardi as well as complete the move in workflow in Yardi on a daily basis
Prepare renewal correspondence on a monthly basis
Process all renewal paperwork and coordinate lease signing
Maintain an organized, consistent filing system on share drive, while following Haven procedures
Contact delinquent residents on payment status as requested
Deliver delinquent balance and legal notices as well as general resident notices
Create service work orders in Yardi and communicate with Field Ops team to ensure work orders are completed in a timely fashion
Process all realtor request paperwork for payment
Interact with residents in a professional and courteous manner
Responsible for maintaining a high degree of customer service and competency level in all resident interactions, whether over the phone or email, through formal written communication or in person.
Ensures compliance with guidelines and stipulations of the Property Management Agreement.
Assists in creation and circulation of weekly, monthly, quarterly and annual reporting
Occasionally show homes to prospective residents as the market demand dictates
Skilled in all functions and duties of the Leasing Consultant and have the ability to take on this role at any time as needed
QUALIFICATIONS
2 plus years of previous property management experience in either the single family or multi-family rental industry.
Real Estate license preferred.
Ability to build and maintain positive relationships internally and externally.
Possesses strong organizational skills and is detail oriented.
Ability to thrive in a dynamic, fast-changing, growth environment

Interacts productively in person and through technology with co-workers, team members.
Excellent oral and written communication skills.
Computer literacy, ability to comfortably navigate new technology and competency in MS Office suite a must.
Previous use of Yardi Voyager a plus.
Honest, ethical and able to maintain confidentiality in a business setting when necessary and required.Estimated Salary: $20 to $28 per hour based on qualifications.
