Responsibilities:
o Identifies and addresses issues associated with a supervisory position.
o Hires, trains, coaches, and evaluates on-site employees.
o Provides staff with direction, guidance and tools to for performing well.
o Performs variety of tasks in calm and controlled manner.
o Plans and schedules work in advance.
o Reaches decisions quickly based on available information.
o Takes initiative to research and complete projects.
o Acts as innovative and/or creative source to consider solutions to problems.
o Provides clear and concise instructions for effective management of on-site staff.
o Develops integral team that effectively sells quality and professionalism of the company.
o Conducts staff meetings on regular basis.
o Performs duties to attain the highest levels of resident service.
o Responds promptly to employees/customers' needs and concerns.
o Determines needs of customers while being pleasant, cheerful and tactful.
o Performs variety of duties associated with payroll/financial reporting and monitoring.
o Negotiates to maximize the benefits for organization.
o Processes and approves payment of invoices on a timely basis.
o Ensures completion of various daily, weekly and monthly reports in timely and accurate manner.
o Reviews reports and makes operating recommendations.
o Monitors Budget Control Log and regularly reports variances.
o Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.
o Prepares and inputs remote timesheets and payroll-related information accurately and in a timely manner.
o Survey and understand market conditions and competition.
o Develop and implement marketing plan.
o Reviews renewals and prepares budget increase recommendations according to operating budget and market conditions.
o Prepares and follows guidelines of community operating budget, and makes recommendations for ways to maximize income and minimize expenses.
o Performs variety of duties associated with leasing/marketing and community functions.
o Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
o Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.
o Monitors closing rations of leasing associates to ensure requirements are met and provides additional training as necessary.
o Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
o Ensures staff is implementing resident retention and renewal programs.
o Supervises and ensures collection of all rent and other property income.
o Inspects property common areas, models and vacant units on a regular basis and completes the community inspection report.
o Reviews and approves or rejects resident applications.
o Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
o Performs variety of duties associated with maintenance and related programs.
o Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
o Makes recommendations and oversees the editing of the community newsletter.
o Becomes active in local business community and develops rapport with residential community.
o Attends and participates in training seminars as requested.
o Ensures all on-site staff has enrolled in and completed necessary courses.
o Transports residents and/or prospective residents via motorized vehicle throughout property grounds; runs errands as necessary.
o Performs other related duties as assigned or requested.
o Supervise and plan social events for residents.
Education &
Qualifications:
o Minimum Education: High School
o Minimum
Experience: 2 Years of on-site management
o Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
o Preferred Education: Bachelor's Degree
o Preferred Field-of-Expertise: Sales/multi-family leasing experience

o Cost Consciousness - Works within approved budget; Develops and implements cost saving measures; Conserves company resources.
o Oral Communication - Speaks clearly and persuasively; Listens and gets clarification when necessary; Responds informatively to questions.
o Written Communication - Writes clearly and concisely; Edits work; Varies writing style to meet specific needs; Presents data effectively; Able to read and interpret written information.
o Planning/Organizing - Prioritizes and plans work activities; Uses time efficiently; Plans for additional resources; Sets goals and objectives.
o Teaching/Training & Clearly explains concepts; Varies presentation style to satisfy different learning needs.
o Yardi Accounting Software a plus, but not mandatory
o Literate with computerized financial and word processing software.
o Valid driver's license and good driving record.
Salary: $60,000 - $80,000 The ideal candidate will have 5
years' experience managing conventional multifamily properties of 400
units

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
