Assign personnel to HotSOS devices.
HotSOS: enter, track, re-assign, close-out and monitor priority of work orders in the computerized maintenance management system (CMMS).
Run CMMS and weekly departmental maintenance reports concerning project information as requested/required.
Monitor the Life Safety System for fire alarms and other abnormal conditions; implements emergency response procedures as needed, dispatches appropriate personnel and contacts the Fire Department.
During fire alarm conditions, carry out requests of the Fire Department in the emergency operation of smoke removal systems, HVAC systems, voice evacuation systems, emergency generators, and elevators.
Monitor elevator/escalator operations, emergency generators/UPS systems, fire pumps, alarm/smoke control for abnormal/normal status.
Conduct Weekly Life Safety System Testing with alarm and sprinkler contractors and/or CCFD.
Research, analyze and coordinate projects to support all dispatch initiatives.
Prepare a variety of weekly, monthly, and annual reports required for financial reporting.
Perform ad hoc analysis reporting as requested.
Perform research on departmental issues as requested, including trend logs.
Analyze monthly departmental costs to assure they are received by finance in a timely manner.
Analyze all weekly reports to ensure all facilities departments are kept current.
Ensure all equipment and work areas are kept clean, neat and orderly at all times.
Work closely with the FCC Dispatcher Lead in the coordination of all dispatch projects.
Establish and maintain an effective working relationship with all departments.
Work under minimal supervision, completing assigned tasks in a timely fashion.
Monitor Vendor Check-Ins.
Coordinate Hot work and Impairment tags.
Notify insurance carriers of Life Safety Impairments.
Refer to blueprints for Life Safety Devices.
Notify Central Plant of ALERTON alarms.
Maintain logbooks for all activities performed during the day including department call-outs.
Assist with the training of new hires in dispatch.
Perform all other job related duties as requested.
Required:
Ability to use a microphone and speak over a public address system while reading emergency announcements in a calm and confident voice.
Ability to function effectively under time constraints with particular attention to detail.
Basic math skills.
Excellent customer service skills.
Have interpersonal skill to deal effectively with all business contacts.
Professional appearance and demeanor.
Work varied shifts, including weekends and holidays.
High School diploma or equivalent.
Working knowledge of computer software to include Outlook, Word, Excel, and PowerPoint.
Able to effectively communicate in English, in both written and oral forms.
Preferred:
At least 1 year of experience in one of the following: computerized maintenance management systems, building automation system operation, fire alarm system operation, computerized dispatching with heavy radio, telephone volume or other equivalent work experience.
Bilingual.
Previous experience working in a similar resort setting.
